Terms of Service

Effective May 1, 2026

These Terms of Service govern your use of COPEData, including the website at copedata.app, the reports it produces and any exports (“the service”). “COPEData”, “we” and “us” mean the operator of the service.

By creating an account or using the service you agree to these terms and to our Privacy Policy. If you do not agree, do not use the service.

01Accounts and eligibility

COPEData is a business tool. To create an account you must be at least 18, use a work email address issued by your employer or business, and be using the service on behalf of that business. Personal email domains are not accepted. If you accept these terms on behalf of an organization, you confirm you have authority to bind it, and “you” includes that organization.

Each account is for one person. Keep your sign-in credentials secure and do not share your account. You are responsible for activity under your account. Tell us promptly through the contact form if you believe your account has been accessed without permission.

02The free plan and usage limits

COPEData is free. Every account includes 100 reports per calendar month. The allowance resets at 00:00 UTC on the first day of each month, and unused reports do not roll over. Creating a new report and re-running an existing report each use one report. Viewing, editing and exporting reports you already have do not.

We do not ask for payment details for the free plan. We may change the monthly allowance or the features included in the free plan. If we reduce the allowance, we will tell you in the app or by email at least 30 days in advance.

Higher limits and additional features are available by separate written agreement. If you sign one, its terms apply where it conflicts with these terms.

03What reports are, and what they are not

A report is an automated compilation of information about a property. It combines public government datasets (such as FEMA, USGS and U.S. Census Bureau services), information published on third-party websites, and research performed by AI models that search the web on your behalf. Each value is shown with a link to the record we found it in, where one is available.

Reports can be incomplete, out of date or wrong. Public records contain errors, websites change, and AI-assisted research can misread or misattribute a source. You are responsible for reviewing each report and independently verifying any information before you rely on it for underwriting, pricing, binding, claims, lending, valuation or any other decision.

A report is not:

  • a physical inspection, survey, engineering assessment, appraisal or environmental assessment;
  • an official flood zone determination, elevation certificate or FEMA determination;
  • insurance, legal, financial or professional advice; or
  • a guarantee of coverage, insurability or the absence of any hazard.

COPEData is not a consumer reporting agency and reports are not “consumer reports” under the U.S. Fair Credit Reporting Act or similar laws. You must not use the service or any report, in whole or in part, to decide an individual’s eligibility for credit, personal insurance, employment, housing or any other purpose covered by those laws.

04Acceptable use

You agree not to:

  • create multiple accounts, share accounts, or otherwise try to get around usage limits;
  • access the service with bots, scripts or other automated means, except through an interface we provide for that purpose;
  • resell, sublicense or offer the service, or reports in bulk, as a data product to third parties;
  • use the service to build or train a competing product or dataset;
  • reverse engineer, probe, scan or test the vulnerability of the service, or interfere with its operation;
  • use the service to locate, track, harass or harm any person; or
  • use the service in violation of any law or of the terms of any source we link to.

05Your content and your reports

“Your content” means the addresses you submit, the edits and notes you add to reports, and information you send through the contact form. You keep ownership of your content. You give us a limited license to store, process and display it to operate, secure and improve the service, as described in our Privacy Policy.

You may use reports and exports (including SOV spreadsheets, CSV files and printed underwriter reports) in the ordinary course of your business, including sharing them with your clients, carriers, brokers, lenders and advisors. Information in a report that comes from a third-party source remains subject to that source’s rights and terms.

06Third-party sources and services

The service links to and relies on third-party websites, datasets, mapping and imagery services, AI model providers and sign-in providers (such as Google and Microsoft). We do not control them and are not responsible for their content, availability or accuracy. Your use of a third-party sign-in provider is also governed by that provider’s terms.

07Our intellectual property and feedback

The service, including its software, design, report formats and the COPEData name and logo, belongs to us and our licensors. These terms do not give you any right to it except the right to use the service as described here.

If you send us suggestions or feedback, we may use them without restriction or obligation to you.

08Suspension and termination

You may stop using COPEData at any time and may ask us to delete your account through the contact form.

We may suspend or close your account, or limit your access, if you breach these terms, if your use creates risk or legal exposure for us or others, or if we stop offering the service. Where reasonable we will tell you first and, if we are discontinuing the service, give you at least 30 days to export your reports. Sections 3, 5, 7 and 9 through 13 survive termination.

09Disclaimer of warranties

The service and all reports are provided “as is” and “as available”. To the fullest extent permitted by law, we disclaim all warranties, express or implied, including warranties of merchantability, fitness for a particular purpose, title, non-infringement, accuracy and completeness. We do not warrant that the service will be uninterrupted, error-free or secure, or that any report will be accurate, complete or current.

10Limitation of liability

To the fullest extent permitted by law, we will not be liable for any indirect, incidental, special, consequential, exemplary or punitive damages, or for any loss of profits, revenue, premium, business, data or goodwill, arising out of or relating to the service or any report, even if we have been advised of the possibility of those damages.

Our total liability for all claims arising out of or relating to the service or these terms is limited to the greater of (a) the amount you paid us for the service in the 12 months before the claim arose and (b) one hundred U.S. dollars (US$100).

Some jurisdictions do not allow certain of these limitations, so they apply to you only to the extent permitted by law.

11Indemnity

You will defend and indemnify us against third-party claims, and related losses and reasonable costs, arising from your misuse of the service, your breach of these terms, or decisions you or your organization made in reliance on a report.

12Changes to these terms

We may update these terms. When we make a material change we will update the effective date above and notify you in the app or by email before it takes effect. If you keep using COPEData after a change takes effect, the updated terms apply. If you do not agree, stop using the service and ask us to close your account.

13Governing law and general terms

These terms are governed by the laws of the State of Delaware, USA, without regard to its conflict-of-laws rules. Any dispute will be brought exclusively in the state or federal courts located in Delaware, and both parties consent to their jurisdiction.

These terms, together with the Privacy Policy and any separate written agreement for a paid plan, are the entire agreement between you and us about the service. If any provision is found unenforceable, the rest remains in effect. Our failure to enforce a provision is not a waiver. You may not assign these terms without our consent; we may assign them in connection with a merger, acquisition or sale of assets.

14Contact

Questions about these terms can be sent through our contact form. We aim to reply within one business day.
